Taking the course online saves a lot of time in getting the license. It also saves you gas money by not needing to commute and being able to take the course on any device. There is no right or wrong way to study to get the license whether you choose online or in person. The key is to start right away because it is going to take you several months to complete the whole process.

In this episode we go over that Title V is the rules that the state applies to properties serviced by a septic system. In order to transfer property a test must be completed. Title V tests have three types of results a property can pass, fail, or conditionally pass. A conditional pass means the owner will need to do certain repairs to come into compliance with the code. When guiding clients to getting a Title V test done, remember timing can be important so book it early. The test results are good for two years and can be extended to three years with annual pumping.

Make sure to jump into the FEMA flood maps to have a better understanding of the properties flood situation and possible need for insurance. Massachusetts has a lead paint registry where any home that has been tested will be listed. This site is a simple step to check if a home built before 1978 has already been tested and how the results looked. Geographic Information System or “GIS” maps are one of the best ways to get a great overview of the property. Different towns have different features but commonly you will see parcel maps, parcel info, zoning overlays, wetland overlays, and other helpful information.

In this episode we discuss that the first step to getting a real estate license is to sign up for a state approved training course. These are held both in person or online and have a variety of different class time schedules. Once you have completed a state approved course your course will give you a packet which must be filled out and sent in. Upon the testing center approving your packet you will be given a test code which allows you to register for the test. The test is booked both online and in person with availability usually within days. Upon passing you may or may not receive a printed copy of your license or need to drive to a different facility for them to print it.
